House build cost per m³ in 2026: converting from m² and comparing quotes

Three quotes land on your desk. The first is CZK 32,000 per m² of floor area, the second CZK 9,200 per m³ of enclosed volume, the third a single figure: CZK 4.6 million for the house. Which is cheapest? Without converting them you cannot tell, and that is exactly where money is lost.

This article gives the conversion factors, 2026 rates per m³ and a method for bringing three quotes onto one scale.

What enclosed volume means

Enclosed volume, obestavěný prostor in Czech, is the volume of the house in m³ including its structure. It is measured from the floor level of the lowest storey to the plane of the roof, along the outer face of the walls. Unlike floor area it therefore includes the thickness of walls, floors and the loft.

That makes it more precise for a builder: two houses with the same floor area can differ considerably in volume if one has a 2.6 m ceiling and the other 3.0 m or a tall loft.

Converting m² to m³

Enclosed volume is roughly 3.3 to 3.8 times the floor area. The exact factor depends on storey height and roof shape.

House typeFactorExample: 140 m² of floor area
Bungalow, flat or shallow roof3.1 – 3.3435 – 460 m³
Bungalow with a pitched roof3.3 – 3.5460 – 490 m³
Two storeys, 2.6 m ceiling3.4 – 3.6475 – 505 m³
House with a habitable loft3.6 – 3.8505 – 530 m³
House with ceilings above 3 m3.8 – 4.2530 – 590 m³

The other way round: floor area equals enclosed volume divided by the same factor. A quote for 500 m³ on a typical two-storey house corresponds to roughly 140 to 147 m² of floor area.

Comparing three quotes: a worked example

A 140 m² house, two storeys, 2.6 m ceilings. Factor 3.5, so 490 m³ of enclosed volume.

Once converted, the quotes turn out to be almost identical: 2.7% between cheapest and dearest. Before conversion they looked like three different worlds.

A gap under 5% is not a difference in price. It is a difference in what the quote includes, and that is where to keep looking.

Why the cheap quote is cheap

When one quote sits 15% below the others, it is almost never a better price for the same thing. Usually one of these is missing:

  • Utility connections for water, drainage, electricity and gas on the plot
  • Earthworks beyond the standard — a slope, rock, groundwater, harder ground
  • Site set-up, scaffolding, crane, temporary power
  • Waste removal and clean-up on completion
  • A higher window specification — the easiest line in which to hide a difference
  • Landscaping and paved areas around the house

Comparison checklist

  1. Convert every quote to the same unit, ideally to a total price.
  2. Confirm they describe the same scope: shell or turnkey, open or closed.
  3. Ask for an itemised budget. A single lump sum cannot be compared.
  4. Check whether VAT is stated and at which rate.
  5. Compare the programme and the penalties for missing it — on a build that has value.
  6. Ask how variations are handled: who approves them and at what rate.

Frequently asked questions

What does building a house cost per m³ in 2026? A standard turnkey house runs CZK 10,500 to 11,600 per m³ of enclosed volume. Our rates start at CZK 8,500 per m³.

How do I convert m² to m³? Multiply floor area by a factor of 3.3 to 3.8 depending on storey height and roof shape.

Why price by m³ rather than m²? Volume accounts for storey height and loft space. Two houses with the same floor area can differ in effort and cost.

Is a bungalow or a two-storey house cheaper? Per m² of floor area a two-storey house is usually cheaper, because foundations and roof are spread over two floors. Per m³ the gap is smaller.
