Facade works price list 2026: rates per m², labour only and with material
This price list is broken down by individual operation rather than by whole projects. Each item shows the labour-only rate separately from the rate including material, because some clients buy materials themselves and others want a complete supply.
How to read it
- Prices exclude VAT and apply to Prague and the Central Bohemian Region. Residential renovation usually qualifies for the reduced VAT rate.
- Labour only means you supply the material. Labour plus material is a complete supply including adhesive, mesh, fixings and render.
- Rates apply to continuous areas above 100 m². A small or heavily articulated facade with many corners and windows costs more per metre, because fixed costs spread over less area.
- Scaffolding and waste removal are charged separately unless agreed otherwise.

| Mineral wool insulation including render | CZK 2,200 – 2,800 per m² | CZK 650 – 1,000 per m² |
| Reinforcing layer — adhesive + mesh | CZK 250 – 450 per m² | CZK 200 – 350 per m² |

Adhesive and mesh: the most asked-about item
The reinforcing layer is a skim of adhesive with glass fibre mesh embedded in it. It is done either as part of an insulation system or on its own when repairing an old facade.
Labour only: CZK 200 – 350 per m². With material CZK 250 – 450 per m².
What to check in a quote:
- Mesh overlaps should be at least 10 cm. When these are cut short, the joints crack first.
- Corners and reveals need corner beads with integrated mesh. They are charged per linear metre, not per m².
- Diagonal reinforcing patches above window and door corners are mandatory. Without them, diagonal cracks appear exactly there.
- The mesh belongs in the middle of the layer, not on the surface. If you can see it, the layer is too thin.
Material consumption per m²
Indicative figures for common systems. Exact consumption is always stated by the manufacturer in the technical data sheet.
| Material | Per m² |
|---|---|
| Adhesive for bonding boards | 4 – 6 kg |
| Adhesive for the reinforcing skim | 4 – 5 kg |
| Glass fibre mesh | 1.1 m² (including overlaps) |
| Plate fixings — field | 6 – 8 pcs |
| Plate fixings — corners | 8 – 10 pcs |
| Primer under render | 0.15 – 0.25 kg |
| Silicone render, 1.5 mm grain | 2.5 – 3.0 kg |
| Silicone render, 2.0 mm grain | 3.2 – 3.8 kg |
| Facade paint (2 coats) | 0.3 – 0.5 l |
These figures make it easy to check whether a quote allows enough material. A 150 m² facade needs roughly 600 – 750 kg of skim adhesive, which is 24 – 30 bags of 25 kg.
EPS or mineral wool
The labour difference is CZK 100 – 150 per m²; with material the gap is CZK 600 – 700 per m². Wool is heavier, harder to cut and needs more fixings, so the labour costs more too.
On the other hand wool is non-combustible and vapour permeable, and on taller buildings and timber frames it is often the only permitted option. The detailed comparison is in facade insulation: polystyrene or mineral wool and separately in mineral wool insulation.
Facade painting
The cheapest way to change how a house looks. Labour only CZK 180 – 320 per m², with material CZK 250 – 450 per m². The price should include primer and two coats.
Painting works while the render is sound and free of cracks. When paint is no longer enough and new render is needed, we cover it in facade painting and cost per m².
How to measure your facade
- Measure the perimeter and multiply by the height from plinth to roof edge.
- Deduct windows and doors, but only those over 4 m². Smaller openings are conventionally not deducted, because they add work rather than save it.
- Add the gables. A triangular gable is base times height divided by two.
- Add 5 – 10% to the total for reveals around openings.
Example: a 10 × 8 m house, 6 m high. Perimeter 36 m × 6 m = 216 m². Six windows of 2 m² each are not deducted. Two gables of 8 m² = 16 m². Total 232 m², plus 8% for reveals, so about 250 m².
What pushes the price up
- Articulation. Bay windows, balconies, cornices and many openings mean more cutting and more beads.
- Height above three storeys. Dearer scaffolding and slower work.
- Substrate condition. Loose render has to be knocked off and made good, which is extra work not in the base rate.
- Winter. Below +5 °C most systems cannot be applied, and winter additives raise material costs.
- Poor access. A narrow street, no room for scaffolding on the plot, or a pavement permit.
Common mistakes in quotes
- A rate per m² without saying what it covers. Always ask whether it is labour only or includes material, and whether scaffolding is in.
- Missing corner and window beads. On an articulated house these run to tens of thousands.
- Insulation thickness not stated. The material difference between 100 and 160 mm is substantial.
- Removal of old render not allowed for. On an older house it is almost always needed.
- Waste removal and clean-up. These should be named as their own line.
Frequently asked questions
What do adhesive and mesh cost per metre? Labour only CZK 200 – 350 per m², with material CZK 250 – 450 per m².
Is painting cheaper than new render? Painting is roughly four times cheaper, but only works on a sound substrate without cracks.
Is scaffolding charged separately? Yes, usually CZK 100 – 200 per m² of facade including erection and dismantling.
How many fixings per square metre? Six to eight in the field and eight to ten at corners. The exact number is set by the design according to height and wind load.
