Building a garage in Czechia 2026: masonry garage cost, steps and permits
A turnkey masonry garage in the Czech Republic costs roughly CZK 22,000 – 30,000 per m² excluding VAT in 2026; our price starts at CZK 24,000/m². A single garage of 3 × 6 m (18 m²) therefore comes to about CZK 400,000 – 540,000, and a double garage of 6 × 6 m (36 m²) to between CZK 790,000 and 1.08 million. Where you land in that range depends mainly on the foundations, roof type, door, driveway and whether the garage stands alone or is attached to the house.
This guide is about a garage built on site from concrete blocks, clay blocks or aerated concrete. If you are weighing up a cheaper prefabricated steel or concrete garage, prices by type and the costs that adverts leave out are in our separate article on prefab garage prices in 2026.
What a masonry garage costs by size
The quickest estimate is garage area times price per m². The table shows common sizes at the market range of CZK 22,000 – 30,000/m² and at our starting rate.
| Option | Internal size | Area | Market range | Our price |
|---|---|---|---|---|
| Single — minimum | 3 × 6 m | 18 m² | CZK 396,000 – 540,000 | from CZK 432,000 |
| Single — comfortable | 3.5 × 6 m | 21 m² | CZK 462,000 – 630,000 | from CZK 504,000 |
| Single with workshop or storage | 4 × 7 m | 28 m² | CZK 616,000 – 840,000 | from CZK 672,000 |
| Double | 6 × 6 m | 36 m² | CZK 792,000 – 1.08 million | from CZK 864,000 |
Prices exclude VAT, apply to Prague and the surrounding area and assume a level plot with access for machinery. A small garage always costs more per m² than a large one, because transport, site setup and the door are spread over less floor area.
What the price is made of
A turnkey price is the sum of several stages. When you compare quotes, ask for them broken down this way, otherwise you cannot see what the cheaper one leaves out. Unit rates for each part, taken from our 2026 construction price list:
| Stage | What it covers | Indicative rate |
|---|---|---|
| Groundworks | topsoil strip, trenches for strip footings | excavation CZK 450 – 900/m³ |
| Foundations | footings, reinforced slab, damp-proofing, service ducts | complete CZK 3,500 – 5,000/m² of slab |
| Concrete slab only | 150 mm slab without excavation or footings | CZK 680 – 1,400/m² |
| Roof structure | for a mono-pitch or gable roof | CZK 900 – 2,000/m² |
| Roof covering | metal including battens and membrane | from CZK 1,900/m² |
| Flashing and gutters | gutter, downpipe, parapet capping | CZK 450 – 900 per running metre |
| External render | silicone render matched to the house | from CZK 1,300/m² |
| Driveway | paved area in front of the door | concrete pavers from CZK 1,500/m², drive-over resin-bound stone from CZK 1,800/m² |
Our turnkey garage price includes the foundation slab, walls, roof, door, electrics and render. It usually does not include design and fees, the power connection to the plot or the driveway. The driveway is the item people forget most often: 20 – 30 m² of paving at from CZK 1,500/m² adds another CZK 30,000 – 45,000.
Masonry or prefab?
| Criterion | Masonry | Prefab concrete | Prefab steel |
|---|---|---|---|
| Price | CZK 22,000 – 30,000/m² turnkey | CZK 150,000 – 300,000 excl. foundations | lowest, but without foundations or insulation |
| Size and shape | anything, workshop possible | standard modules | standard modules |
| Insulation and heating | easy | difficult | only with sandwich panels |
| Appearance | matches the house | a box | temporary look |
| Condensation | no issue if ventilated | needs ventilation | common problem |
| Time on site | weeks | slab first, then quick assembly | slab first, then quick assembly |
A simple rule: if the garage is meant to stay next to a family house for good, masonry pays off. You can build it to exact dimensions, tie it into the house with the same render and fit a heated workshop inside. Prefab makes sense where you need a garage quickly, temporarily or on a plot nobody lives on permanently.
Which material to build with
- Concrete formwork blocks (Czech: ztracené bednění) — hollow blocks stacked and filled with concrete. Strong and moisture-resistant, ideal for a garage cut into a slope or where one wall also retains soil. A heated garage needs added insulation.
- Aerated concrete — precise blocks laid with thin-bed adhesive, fast to build, better thermal performance. Needs good damp-proofing and a plinth, because it must not stay wet at ground level.
- Clay blocks — the traditional choice, holds render well. Logical when the garage adjoins a house built of the same material.
An unheated garage does not need walls with high thermal resistance; strength, moisture resistance and labour cost matter more. If you plan a heated workshop, decide on insulation at the design stage. We compare aerated concrete and clay in detail in Ytong or brick.
Sizes: how much room a car really needs
- Width: 3 m is the minimum for one car. To open the doors comfortably and keep shelving or bikes along the wall, plan 3.5 m.
- Length: a typical family car is about 4.5 – 4.9 m long. With room to walk around and a workbench you need 6 m, with a workshop 7 m.
- Double garage: 6 × 6 m is the minimum if the doors of two cars are not to hit each other.
- Door: for a van or a car with a roof box, check the clear height. Sectional doors save space in front because they do not swing out.
- Floor: a slight fall towards the door or a floor drain so meltwater and rain run off.
- Electrics: sockets, lighting, door motor and a spare duct for a future EV charger. Pulling cable in later costs noticeably more.
Permits: what to check before design
Under the Czech Building Act in force since July 2024, the regime depends on footprint, height, use and location. A small detached garage may fall into a lighter regime; a larger garage, one attached to the house or one close to the plot boundary usually needs a permit backed by design documents. The municipal zoning plan may also dictate the roof shape or the setback from the street.
The order that saves time: choose the position and size first, then check the regime with the local building authority (stavební úřad) together with your designer, and only then order materials. For a garage attached to the house the designer also deals with fire separation from the living space.
Step-by-step build
- Brief and size — number of cars, workshop or storage, door position relative to the driveway.
- Design and permit — including structural design of the roof and rainwater disposal.
- Setting out — a surveyor marks the position, especially near the boundary.
- Foundations — trenches below frost depth, concrete footings, reinforced slab, damp-proofing, ducts for cables.
- Walls — blockwork, lintel over the door, reinforced ring beam.
- Roof — slab or timber structure, waterproofing or covering, gutters, discharge to a soakaway or drain.
- Openings — garage door, side door, a window for light and ventilation.
- Electrics — circuits, sockets, lights, door motor.
- Render and plinth — render in the house colour, durable plinth at ground level.
- Floor and driveway — final floor finish inside, paving or resin-bound stone outside.
Good foundations matter just as much for a garage as for a house, even though the building is smaller. What a proper slab includes and the mistakes we see most often are covered in our article on foundation slabs.
Which roof for a garage
- Flat with a parapet — the cleanest look next to a modern house. Needs careful waterproofing, falls and drainage; the parapet detail is where people save money and later get leaks.
- Mono-pitch — the simplest pitched roof, water runs to one side. Make sure that side is not your neighbour's.
- Gable — suits an older house with a pitched roof and gives storage space in the roof. Costs more because of the roof structure and gable walls.
Common mistakes
- Comparing quotes with different scope. One includes the door and electrics, the other does not. Ask for a breakdown by stage.
- Too narrow. 2.8 m looks fine on paper, but you cannot get out of the car. Do not save on width.
- Forgotten driveway and drainage. Without falls and an outlet, a puddle forms in front of the door and ice in winter.
- No ventilation. A wet car in a closed garage means condensation on the ceiling and mould.
- Electrics as an afterthought. An EV charger and door motor are cheaper to prepare during the build than to chase into finished walls.
- Building without checking the regime. Retrospective approval is always slower and more expensive than a proper permit.
Checklist before you sign
- Position, boundary distance and permit regime are confirmed.
- The size allows for opening doors, shelving and possibly a second car.
- The quote is itemised: foundations, walls, roof, flashing, door, electrics, render.
- It is clear who does the driveway, rainwater disposal and power connection.
- Door type, motor and number of sockets are stated specifically.
- The contract has a fixed price, a deadline and payments tied to completed stages.
FAQ
How much does it cost to build a block garage in Czechia? Turnkey CZK 22,000 – 30,000 per m² excluding VAT, from CZK 24,000/m² with us. A single 18 m² garage costs CZK 396,000 – 540,000, a double 36 m² garage CZK 792,000 – 1.08 million.
Is a prefab garage cheaper? A precast concrete garage costs CZK 150,000 – 300,000 without foundations. Add the slab, transport, crane, a motorised door and electrics, and the gap to masonry is usually smaller than people expect.
Do I need a building permit for a garage? It depends on size, location and whether the garage is attached to the house. A small detached garage may have a lighter regime; others usually need a permit. Always check with the building authority.
What is the best size for a single garage? 3.5 × 6 m. A car fits in 3 m, but getting out is awkward.
How do I keep the cost down? A simple shape, a mono-pitch or flat roof and leaving the garage unheated matter most. The choice of wall material makes less difference than these decisions.
