Timber frame or "stone"? A question many families argue over. Both technologies deliver a healthy, efficient, good-looking house — but they differ in price, speed and how the house lives. Here is the comparison without ideology.

How the house lives

• Thermal mass: massive walls (most of all VELOX's concrete core) hold a stable temperature — the house overheats less in summer and cools slowly in winter. A light timber frame responds fast: quick to heat, quick to cool, and hot summers demand good shading.
• Acoustics: heavy structures damp sound better; in a timber frame, impact noise and room-to-room transfer need heavier build-ups — plan for it in the design.
• Indoor climate: both technologies can be vapour-open; heat-recovery ventilation is becoming standard in timber frames.

Lifespan and value

A well-built timber frame lasts generations — but a flawless vapour barrier and details are critical. A masonry house is more tolerant of mistakes and holds a higher resale value on the Czech market; banks and buyers still see it as the safe choice. With timber frames, the contractor's reputation matters more than anywhere else.

When to choose which

• Timber frame: when move-in speed, the lowest budget and a light building (including poor subsoils) are the priority.
• Masonry: when you want thermal mass, quiet, long-term value and a house "for the ages".
