Building a garage: 2026 price, masonry vs prefab and permits
A garage is one of the best-returning structures on a plot: it protects the car, adds a workshop and storage — and a masonry garage noticeably raises the value of the whole property. Let's look at real prices and the decisions ahead of you.
How much does a garage cost in 2026?

Masonry or prefab?
- Masonry: lasts generations, any shape and a look matched to the house, best insulation (can be heated), highest added property value. We build from brick, Ytong and shuttering blocks.
- Precast concrete: fast (days) and cheaper, but limited dimensions, poorer insulation and a "box" look.
- Steel: the cheapest shelter — condensation and lifespan are its weak points; more of a temporary solution.
Foundations and floor
Even a "light" garage needs proper foundations: a compacted bed, a slab with mesh and ideally a fall towards the door or a drain. A masonry garage follows the same rules as a house — footings below frost depth and damp-proofing (see our foundation slab article).
Permits: what you will need
A detached garage up to 40 m² of built-up area usually qualifies as a minor structure with a simple notification; larger garages and those attached to the house need a standard permit. Setback from the boundary (typically 2 m) and the municipal plan also play a role. We recommend confirming the exact regime with the building office — we will help with the paperwork.
What not to forget
- Electricity: sockets, light — and ideally wallbox provision for an EV.
- Door: sectional with a drive is the standard; budget CZK 30–60 thousand.
- Drainage: gutter and soakaway — roof water must not run onto the neighbour.
- Roof: flat with a parapet suits a modern house; a mono-pitch is the cheapest.
