Facade painting: 2026 price per m² and when paint beats new render

After 10–15 years a facade fades, collects dust, algae and hairline cracks — and the house looks older than it is. The good news: if the render holds, you don't need a new one. A professional facade paint job costs a fraction of new render and lasts another 10–15 years.

How much does facade painting cost in 2026?

Prices excl. VAT. For comparison: new thin-coat render starts at CZK 1,300/m² and full insulation at CZK 1,800/m² — painting is a 3–5× cheaper route to a "new" house.

Which facade paint to choose

• Silicone: our standard — self-cleaning effect, vapour-open, algae-resistant; the best price/lifespan ratio.
• Silicate: mineral and extremely vapour-open — first choice for older houses and remedial renders.
• Acrylic: the cheapest but less breathable — only for sound, newer facades with no damp risk.
• Elastic (crack-bridging): bridges hairline cracks up to ~0.5 mm and stops water ingress.

When paint is enough — and when it isn't

Paint is enough when the render holds (no hollow sound when tapped), cracks are hairline and the facade is merely faded or dirty.

Paint is not enough when the render is falling off or sounds hollow, cracks exceed 1 mm and follow the masonry, or the facade is permanently damp or blooming with salts — then repair or new render is due, and for uninsulated houses consider insulation right away (see our facade insulation article — you would be repainting in a few years anyway).

How the painting proceeds

1. Washing the facade with pressurised water and removing algae with a biocide.
2. Repairing hairline cracks and local defects.
3. Priming — evens out absorbency and anchors the paint.
4. 2 coats of facade paint by roller/spray, including the details around windows.
