VELOX house: pros, cons and price. Why we swear by it

VELOX is an Austrian permanent-formwork system: the wall is assembled from two wood-cement boards, insulation goes in between and concrete is poured into the core. The result is a monolithic reinforced-concrete wall with insulation in a single step. We have built a number of houses with it — and we know from living in one what it is like.

How the system works

1. VELOX boards are assembled on site as formwork directly in the shape of the walls — no crane needed, cut with an ordinary saw.
2. Polystyrene insulation (usually 15–20 cm) is integrated on the outer side.
3. The core is filled with concrete — creating a load-bearing monolith.

Key advantages

• Speed: a storey's walls are done in days, a house shell typically in 3–4 weeks — no drying time of classic masonry.
• Thermos effect: the heavy concrete core stores heat and, with external insulation, keeps the temperature stable — warm in winter, pleasantly cool in summer.
• Thinner walls for the same insulation: structure + insulant take less space than thick single-leaf masonry — more living area on the same footprint.
• Excellent acoustics: concrete is acoustically "dead" — the house is noticeably quieter than lightweight builds.
• Price: thanks to the speed and combining structure + insulation in one step, a VELOX wall comes out cheaper than comparable block masonry with insulation.
• Strength and rigidity: a jointless monolith — great for complex shapes and multi-storey houses.

What to keep in mind (drawbacks)

• The concrete pour needs an experienced crew — pour quality is decisive; we do not recommend DIY.
• Chasing the concrete core afterwards is laborious — plan services in advance (they run inside the boards).
• A massive wall responds slowly to abrupt heating changes — pairing with underfloor heating is ideal.

How much does a VELOX house cost?

Turnkey, we start at about CZK 31,000/m² of usable area — in practice slightly cheaper than comparable brick, a few percent above a timber frame.
