Structural shell or turnkey house? What pays off and for whom

Sooner or later every builder faces the question: order just the structural shell and finish the rest yourself, or a turnkey house? Both routes have their logic — it depends on your time, experience and budget.

What a structural shell is

The shell usually includes the foundation slab, external and load-bearing walls, ceilings, truss and roof — sometimes windows and doors too (a "closed shell"). Price-wise it comes to roughly 55% of a turnkey house: about CZK 2 million for a 120 m² house.

Advantages of DIY finishing

• Savings: you can save hundreds of thousands on labour if you have the skills and time.
• Your own pace: you finish as finances allow.
• Control: every detail is in your hands.

Risks people talk about less

• Time: evenings and weekends on site for easily 1–2 years; meanwhile you pay rent.
• Detail quality: waterproofing, vapour barriers and screeds are unforgiving — mistakes surface years later and repairs are expensive.
• Trade coordination: hiring an electrician, plumber and tiler separately means waiting and shifted responsibility.
• Warranty: with turnkey, one company answers for the whole; with DIY, responsibility fragments.

The most common disappointment comes from "saving" on services and insulation — DIY never pays off there. A sensible compromise: let the company take the house to "finished surfaces" and do only painting, room flooring and furniture yourself.
