Construction price list 2026 (Czech Republic): full rates per m², m³ and hour
This is our complete indicative price list for construction and trade works in the Czech Republic for 2026. For most items we give both the usual market range and our price — so you know not only what things cost, but what you are actually comparing the quote on your table against.
How to read this price list
- All prices are excluding VAT and apply to Prague and the surrounding area. Renovation work on housing normally falls under the reduced Czech VAT rate.
- "Labour + material" means a complete supply. Where it says "labour only", you buy the material yourself.
- What always decides is scope, access and the condition of the substrate. A small job always costs more per metre — transport, site set-up and scaffolding spread over a smaller area.
- According to the Czech Statistical Office construction price index, 2026 prices rose roughly 4% year on year. Bear that in mind when comparing older quotes.

Converting m² to m³: enclosed volume is roughly 3.3–3.8× the usable area, depending on storey height and roof type. A house with 140 m² of usable area is about 480–530 m³.

What affects the price most
- Location: Prague and Central Bohemia run 10–35% above smaller regions.
- Floor and lift: working on an upper floor with no lift adds 15–25% to strip-out and debris removal.
- Age of the building: for houses over 50 years old keep a 15–20% reserve for hidden defects — missing damp-proofing, aluminium wiring, infested roof timbers.
- Scope: one CZK 300,000 job costs less per metre than three CZK 100,000 jobs.
- Access: room for a skip on your own plot saves both the street-occupancy permit and time.
- Timing: work outside the main season tends to be slightly cheaper.
Frequently asked questions
What is a "hrubá stavba" (shell)?
The skeleton of the house: foundations, load-bearing walls, floor slabs, staircase, roof structure and covering, plus a chimney if designed. An "open" shell ends with the roof; a "closed" one adds windows and the entrance door. It is roughly 55% of the turnkey price.
How is enclosed volume calculated?
It is the volume of the building above ground including its structures — simplified: built-up area × height to the ridge, storey by storey. As a guide it comes to 3.3–3.8× the usable area.
Why do quotes for the same job differ by tens of percent?
Usually because they do not contain the same things — the cheaper one omits scaffolding, transport, debris removal, priming or cleanup. Always compare itemised budgets, not bottom lines.
What does "turnkey" mean?
A complete delivery up to move-in condition. It excludes the plot, utility connections at the plot boundary, the design and administrative fees.
When is painting the facade enough instead of insulating?
When the render holds, cracks are hairline and the house is already insulated or has thick walls. Painting costs 3–5× less than new insulation.
