How much does a turnkey house cost in 2026? Real prices per m²

"How much does a house cost?" is every builder's first question — and "it depends" helps nobody. So straight to numbers: with us, a turnkey masonry house costs from about CZK 31,000/m² of usable area excl. VAT. A 120 m² house thus comes to roughly 3.7–4.3 million, a 300 m² house to 9–11 million depending on material and specification.

What the turnkey price includes

  • foundation slab and structural shell including the roof,
  • windows, doors, insulated facade,
  • complete services: wiring, water, drainage, heating,
  • plasters, screeds, floors, tiling, sanitary ware,
  • painting and finishing to move-in condition.

Not included: the plot, utility connections at the boundary, design and fees — budget those separately.

What affects the price most

  1. Size and shape: every projection, bay and complex roof adds cost. A simple rectangle is most efficient.
  2. Storeys: a bungalow needs more foundation and roof for the same area — usually slightly more per m² than a two-storey house.
  3. Wall material: timber frame is usually cheapest; brick and VELOX a few percent more.
  4. Specification: the difference between standard and premium (floors, sanitary ware, windows) is easily 20–25%.
  5. Technology: heat pump, heat recovery, photovoltaics — comfort and savings, but +CZK 250k to +1 million.

Where you can reasonably save

  • a simpler house and roof shape instead of complex effects,
  • a smart layout without extra corridors — every m² saved is CZK 31k+,
  • standard window formats instead of custom ones,
  • phasing: terrace, pergola or garage can be added later.

Where not to save: foundations, insulation, roof and windows — mistakes there are the most expensive to fix.
