Pergola and terrace roofing: wood, aluminium, bioclimatic — 2026 prices

A terrace without shade is unusable in July — and in rain too. A pergola or roofing extends the outdoor-living season by months. The market offers three main routes, differing in price, maintenance and comfort.

Timber pergola — the classic at a sensible price

• Price installed: from about CZK 35,000 (3×4 m canopy), with polycarbonate roofing from CZK 55,000.
• Pros: natural look for house and garden, easy to customise, lowest entry price.
• Cons: repainting every 2–3 years; the structure settles over the years and needs re-tightening.

Aluminium pergola — maintenance-free

• Price installed: from about CZK 90,000 (3×4 m) with polycarbonate or glass infill.
• Pros: no maintenance, slim modern profiles, long life, LED lighting and screens can be integrated.
• Cons: higher price; cheap builds from bargain profiles can rattle in gusts.

Bioclimatic pergola — an outdoor living room

An aluminium structure with rotating louvres: in the sun you angle them for shade and airflow, in rain you close them and stay dry. Optional side screens, LED lighting and rain and wind sensors.

• Price installed: from about CZK 150,000 (3×4 m); with screens and electronics CZK 200–350 thousand.
• Pros: the highest comfort and usability from spring to autumn, a real "wow" feature of the house.
• Cons: the price; the electronics need occasional servicing.

Comparison at a glance

Anchoring, fall and permits

Every pergola needs anchoring into footings or a reinforced terrace (see our terrace article) and a roof fall of at least 5° with a gutter — water must not run towards the facade. A pergola up to 40 m² adjoining the house usually counts as a minor structure under a simple regime; near the plot boundary we always recommend checking setbacks with the building office.
