Bungalow or two-storey house? Comparing price, plot and living

The bungalow is the most sought-after new-build type in the Czech Republic — but a two-storey house has irreplaceable advantages on a smaller plot. Let's compare both concepts honestly.

Price: a storey is cheaper per m²

A bungalow needs roughly double the foundation slab and roof for the same usable area — the two most expensive structures of a house. A two-storey house dissolves both into two levels, coming out about 5–10% cheaper per m². For a 120 m² house the difference is easily CZK 200–400k.

Plot: a bungalow wants space

For a comfortable 120 m² bungalow with a garden, expect a plot of 800 m² or more. A two-storey house of the same area fits on 500–600 m² with more garden left. At today's land prices around Prague, that's a major argument.

Living and running costs

  • No stairs: a bungalow is barrier-free — ideal for seniors and small children, needing no changes "for old age".
  • Zoning: a two-storey house naturally separates day and night zones; a bungalow needs a smart layout.
  • Heating: a compact two-storey house has less cooled surface — usually more economical.
  • Maintenance: a bungalow is handled from a ladder; an upper floor means scaffolding.
  • Stairs: take 5–8 m² on each level and are an extra item (CZK 100–250k).
