Prefab garage: 2026 prices (steel, concrete, timber) and when a masonry garage pays off
"Prefab garage from CZK 39,990" — the ad sounds great until the invoice arrives for the base slab, delivery, crane and a motorised door. We compiled real 2026 prices for every type of prefab garage and compared them with the masonry garage we build most often.

Prices exclude VAT. A double garage is roughly 1.7× the price. A motorised door adds CZK 35,000–70,000 in every variant.
What the prefab list price leaves out
- Foundations: even a steel garage needs a concrete slab or strip footings — CZK 30,000–60,000. A concrete garage (8–12 t) needs a proper slab.
- Delivery and crane: CZK 15,000–30,000 for concrete, 5,000–15,000 for panel garages.
- Electrics: supply, sockets, lighting, door motor — CZK 15,000–40,000.
- Paved driveway: block paving or concrete at CZK 1,500–2,200 per m².
- Permits: a building up to 25 m² usually only needs notification; a larger garage or one at the plot boundary needs a building procedure — same as masonry.
When prefab pays off and when masonry does
Prefab steel makes sense as a temporary or budget solution at a cottage, a rental house or when you need a garage within a month. Downsides: condensation, rain noise, 15–25-year lifespan, low value for appraisers.
Precast concrete is durable and fast (one day to assemble) but limited in looks and hard to insulate. Price-wise it is close to masonry.
A masonry garage wins when it is to stand next to a family house permanently: it lasts 80+ years, can be insulated and heated, matched to the house facade, extended with a workshop or store, and it raises the property value — typically by more than it cost. Our recommendation
- On a family-house plot build masonry — the CZK 150,000–250,000 difference against precast comes back in the house value.
- If you want prefab, ask for a price including foundations, delivery, assembly and the door. Otherwise you compare apples with pears.
- Always budget electrics and the driveway — the items most often forgotten.
