Facade insulation with mineral wool: 2026 price per m² and comparison with EPS
Most family houses in the Czech Republic are insulated with EPS — it is cheap and it works. Mineral wool costs roughly a quarter more, but it does not burn, it breathes and it dampens noise. For older masonry houses, timber houses and houses next to a road we recommend it almost every time.

When to choose mineral wool over EPS
- Old masonry house without a damp-proof course. Wool is vapour-permeable, so the wall can dry outwards. EPS "locks" moisture in and mould appears inside.
- Timber house or house with timber floors. A diffusion-open build-up is a necessity, not a luxury.
- Fire safety. Wool is non-combustible (class A1). For multi-storey houses and facades closer than 2 m to the plot boundary, codes require it at least in bands.
- Noise. A house by a busy road or railway — wool dampens 3–5 dB more than EPS.
- Combination. Most often we do EPS with mineral-wool fire bands around windows and above floors — the price stays reasonable and the code is met.
What thickness
For subsidies and a sensible saving count on 140–200 mm. Wool has a lambda of 0.035–0.040 W/mK, slightly worse than grey EPS; for the same saving you need about 2 cm more. For an uninsulated solid-brick house, 160 mm of wool saves 40–55% of heating costs.
How installation works and what to watch
- Substrate survey — pull-off test, moisture, algae treatment.
- Base rail and adhesive — wool is always bonded over the full surface, not in "dabs" like EPS.
- Anchoring with plate anchors — mandatory for wool, 6–8 per m²; unanchored wool slides down over time.
- Reinforcing layer with mesh, corner and window profiles.
- Silicone or silicate render — only vapour-permeable render belongs on wool; acrylic does not.
We insulate a house with up to 200 m² of facade in 3–4 weeks. We work from April to October, when temperatures stay above 5 °C.
Subsidies and payback
The Nová zelená úsporám Light and standard NZÚ programmes fully support wool insulation (paid per m² insulated, insulant does not matter). With the subsidy and heating savings the price difference against EPS pays back in 6–9 years, the insulation itself in 10–14 years.
